Yes, they are two names for the same work. You lift a settled structure back to a level plane, and then you re-support it so it holds. Some people call it foundation leveling, some say house leveling or foundation lifting, and slab owners often call it foundation repair. We do all of it, because the method changes with the foundation type rather than the name.

Because the concrete is what holds the lift. Piers carry your house once it is back at elevation. A pier poured or driven badly is why a lift does not last. Working in concrete every day is the difference between a house that stays level and one you pay to lift twice.

Watch for anything that is changing. A crack that widened over a season. A door that used to latch and now does not. A floor slope you can feel. Hairline cracks in sheetrock are usually not urgent. But if something is moving, have it measured.

Foundation leveling is priced by how many piers your house needs and how deep they go. Not by square footage. Two houses on the same street can differ by five times, so nobody honest quotes over the phone. We measure first, then put the price in writing.

Expansive clay. It swells when it takes on water, then shrinks as it dries, and the house on top moves with it. A wet spring followed by a dry late summer is the cycle that puts most East Texas homes out of level.

Both. On a slab, foundation leveling means press or concrete piers and a slow, controlled lift. On pier and beam it means supports, sills, beams and joists, plus crawlspace moisture. Much of the older housing here is pier and beam, and we work on it every week.

Most jobs run one to three working days. Almost nobody needs to move out, because most of the work happens outside the house or in the crawlspace under it. If your job is an exception, we tell you before you sign.
